5,976 SF on the ground floor, direct street access, no ramp required, with 1,300 SF basement space included, asking 300k per annum. Sublessor is CVS, sublet through December 31, 2014. Direct extension available from prominent NYC landlord. 61’ frontage on Second Avenue, 100’ frontage on 25th street.
Bellevue Hospital 1 block away, NYU Medical Center 4 blocks away. Parking on north side of 25th street directly across from space.

Still waiting on landlord’s direct extension rent requirement. Landlord will offer extension to complete a 10 year term.
Regarding sprinklers, landlord had the following to say:
“The basement portion of the store is covered by the building sprinkler system.
No first floor sprinkler system in the store. If a direct line is needed for the sprinkler system, a new line could be run from the basement of 444.
If subsystem sprinkler is adequate, tie ins could be made to the domestic cold water risers (before shut off valves) located in the first floor ceiling of the store.”

The entire lower level, approximately 10,000 SF, is available immediately asking $30/SF. The landlord is willing to work with us to install a private entrance and freight-size elevator on 30th Street.
The space has 10’8 ceilings throughout most of the space, with some building pipes running through at points that lowers the ceiling height to 8-8.5’. Column spacing is no less than 20’, with some columns being 24’ center to center.
There is plenty of water in the space, and additional egress to the lobby of the office building.
There is a ground floor retail space above this space, approx 2,500 SF, that is about 4 steps up. I mention this because you probably wouldn’t need all of the space on the lower level, so some of it could be rented to the retail tenant that takes the ground floor space.
Besides the fact that the elevator would need to be ordered, installed and a lobby would have to be built for it, the other concern for the space is that there is 2,300 SF of space that is underneath 5th Avenue, with ceiling heights of only 7.5’. This is clearly storage space only, and it really cannot be divided from the space you would find usable. There is 5,700-7,500 SF approximately available with full ceiling height, but I cannot see any way to not rent the 2,300 SF with low ceilings as part of this floor.
The rent is very attractive for the area, where ground floor space often goes for $80-120/SF, and it seems that the landlord is flexible.
6,900 SF of contiguous basement space available in a residential building. Ground floor and lower level are all medical tenants with ADA access to basement. Space has been available for quite over a year, but they are asking a firm $35/SF with no free rent or work. A tepid deal but a good location, near Cabrini and Beth Israel.
8,000 SF on the lower level, asking $45/SF? or $360,000 per annum, and $30,000 per month. Exclusive signage and street level lobby with elevator that goes to lower level.
5,500 SF on the lower level asking $35/SF. Separate freight elevator entrance on Mercer Street will goes down to lower level, and elevator is being modernized. Landlord is picky, may be wary of the use.
5,800 SF on the ground floor, asking $300,000 per annum or $25,000 per month ($51.72/SF). 18’ ceilings, will be delivered demo’ed with AC unit(s) and contribution for bathrooms. Building tenants are rug dealers. 9,000 SF available on lower level, not accessible by passenger elevator, only freight, offered at $10/SF with the ground floor. Occupancy January 2008.
This space is a 175’ wide building separated by a lobby, creating two ground level spaces with two entrances each, but the basement is connected. 5,325 SF on the ground floor, asking $45/SF or $19,968 per month. (2,500 SF basement is a throw-in).
This space was a former nightclub, with 4,200 SF on grade and 2,100 SF in the basement, asking $24,000 per month ($41.75/SF if you count the basement, $68.75 if you only count the ground floor).
The ground floor has 15’ ceilings and the basement has 12’ ceilings, but the basement would need a c/o change for office use. The space has 400 AMP electric service (not enough?) and three 10 ton ACs in place.
